• Costs

  Costs will vary depending upon customers individual requirements and chosen finishes, but a good starting point for budgeting purposes would be a handover price of £22k +VAT for a 4:3 Garden Room like the one below.

  A couple of important considerations when building a garden room are building regulations and planning permission.

  Our service covers advice on both, we consider and discuss any implications during the site survey when assessing the size, specification and desired use for your garden room.

  Building regulations do not normally apply for garden rooms with a floor space of less than 15m2 and only apply in limited circumstances if the floor space is between 15m2 and 30m2.

  Regardless of legal requirements all our garden rooms are built to exceed minimum building regulation standards.

  As far as planning permission goes garden rooms fall under the permitted development guidelines so do not require planning permission, providing certain conditions are met (maximum height, distance for boundary, floor space etc). We work with you to ensure all these conditions are met.

• Timescales

  On average a standard garden room will take between 7 and 10 days to complete and handover. Obviously being the UK, the weather can impact on this from time to time!

• Whats included (and whats not)

  As standard we provide

  • Initial Site Survey & Consultation
  • Appropriate Base (solid concrete or concreate pillars)
  • Insulated solid Floor with Laminate flooring (100m celotex or similar)
  • Fully insulated wooden Walls (100mm Celotex)
  • Fully insulated flat Roof (75mm Celotex)
  • Plastered walls and ceiling
  • Waterproof Rubber Roof with soffits and trims
  • Double opening Door & Window (UPVC)

  What’s not provided as standard

  • Most people want to choose their own finishes by adding options such as wooden floors, carpet, bespoke exterior cladding, external patios, additional windows etc. We can provide costs for any of these options.

  • You'll also want to consider how you are going to decorate your new space and what electrical and networking requirements you are going to have, again we can quote for these separately if required.

  • Finally, we can arrange for site clearance and skip hire if necessary, although more often than not this is something the customer takes care of as it’s more cost effective for them that way!
